The Project Manager, Design and Construction is responsible for efficient, effective, and flawless execution of projects. This position reports to the US Market Director of Construction and Project Management. You will oversee all phases of the project including preliminary planning, strategy development, high level estimation, design, pre-construction, detailed estimation, construction, and post-projects documentation completion. You must have a deep understanding of corporate interiors, manufacturing and distribution offices and welfare areas, site work projects, building envelope, building controls, restack projects, design programming, estimating, and project scheduling to be successful.
• Work with business stakeholders and design and construction partners to evaluate feasibility and potential challenges of upcoming projects
• Develop strategic plan, timeline, programming, and major requirements for upcoming projects
• Prepare high-level estimates and detailed budgets for capital approvals for various project stages
• Deliver recommendations to Workplace Solutions Leadership, North American Procurement, Risk Management, Legal and Safety teams
Design and Pre-Construction
• Partner with in-house staff, design, furniture, and other design elements suppliers on developing final floor plans; evaluate workplace requirements and special areas required for the business
• Prepare detailed Bid Analyses and complete Savings Logs
• Coordinate all design related contracts, purchase orders, and change orders
• Prepare final budget and submission for review by Executive Leadership Team (ELT)
• Ensure all required construction related permits, Certificates of Insurance, and applicable letters of credit are obtained
• Manage General Contractors in creating and maintaining specifications and scope of work
Construction
• Maintain a current “stick” set of plans; procure, receive, track, review, distribute, and obtain approval for shop drawings and submittals
• Update the project schedule, budgets, and drawing log and lead regular progress meetings with vital partner teams
• Ensure timely processing of General Contractors, subcontractors, furniture, carpet, décor and branding invoices and vendor applications
• Write all construction related RFPs, contracts, purchase orders, and change orders; maintain record keeping and cost and the construction schedule
• Inspect site for safety hazards and advise GC and subcontractors or appropriate authority of findings
Post-Construction and Projects Closing
• Ensure the accuracy of the Final Project Cost
• Obtain, assemble, distribute, and file all as-built drawings, design standards books for records, warranties, certificates of occupancy, and final lien releases
• Conduct detailed Pre-Walk and Final Walk with all subject areas involved in the project
Required Qualifications
• Bachelor's degree in Architecture, Interior Design, Engineering, Construction Administration, or equivalent experience;
• 8+ years of project management work experience in a design field, in the general construction field, or office development area
• Flexible to travel
